Egypt to hand over Bait Al Watan residential lands to expatriates

Minister of Housing, Utilities, and Urban Communities, Engineer Sherif El Sherbiny, announced the start of the handover of residential plots within the Bait Al Watan (Homeland House) project for Egyptians Abroad in the Third District and North Rehab District of New Cairo City.

The process is scheduled to commence next Sunday, November 2, 2025, and will continue until February 5, 2026, according to a pre-determined schedule.

El Sherbiny emphasized that the ministry is continuing its efforts to implement the directives of the political leadership to strengthen ties with Egyptians abroad, including providing them with residential lands to enable them to build their private homes in accordance with specifications. He added that the ministry is also committed to providing decent housing for citizens by executing diverse housing units in various new cities to the highest quality standards, supporting the state's goals for comprehensive urban development and achieving the vision of the New Republic.

Ahmed Rashad, Head of the New Cairo City Development Authority, provided a detailed breakdown of the handover schedule:

North Rehab District (Area K): From Sunday, November 2, 2025, until Sunday, November 16, 2025.

North Rehab District (Area L): From Monday, November 17, 2025, until Sunday, November 30, 2025.

North Rehab District (Area M): Monday, December 1, 2025, and Tuesday, December 2, 2025.

North Rehab District (Area E): From Wednesday, December 3, 2025, until Wednesday, December 10, 2025.

North Rehab District (Area F): From Thursday, December 11, 2025, until Monday, January 5, 2026.

North Rehab District (Area D): Tuesday, January 6, 2026, and Sunday, January 11, 2026.

Make-up Days (North Rehab): January 8 and 11, 2026, are designated for those who failed to receive their plots on the scheduled dates.

Third District (Area H): From Monday, January 12, 2026, until Thursday, January 29, 2026.

Make-up Days (Third District): The period from February 1 to February 5, 2026, is allocated for those who failed to receive their plots on the scheduled dates.

Rashad urged the successful applicants to go to the Real Estate Department at the Authority's headquarters to open a file for the plot. They must bring proof of payment of financial dues and all relevant documents. Attendance must be in person or by virtue of a specific-purpose power of attorney for the handover. A value of 1.5% of the land price must be paid, with the first installment due within one month of receiving the plot, according to the terms and conditions booklet.
