Al Ahly Sabbour, Jedar Real Estate launch North Coast Project

Real estate developer Al Ahly Sabbour, in partnership with Jedar Real Estate, has launched its latest project, YOUD Ras El Hekma, on Egypt's North Coast. The initial sales phase saw exceptional demand, with units worth over 10 billion Egyptian pounds ($320 million) sold within the first two days.

The strong sales performance, which included 650 of the 900 units released, reflects strong customer confidence in both the project and the partnership between the two companies.

Situated at kilometer 187 in the rapidly growing Ras El Hekma area, YOUD spans 164 feddans (approximately 688,800 square meters). The project is characterized by an uncommon design vision, with only 12% of the land dedicated to residential construction. The remaining 88% is allocated to open spaces, green areas, and a beach frontage of 1,050 meters.

The YOUD project provides a comprehensive living experience designed to meet the diverse needs of various demographics, from large families to young professionals and investors.

The development features a range of meticulously designed residential units. These include standalone villas and twin houses spanning 220 square meters. The project also offers a variety of chalets, with sizes starting at 57 square meters for a one-bedroom unit and going up to 145 square meters for a three-bedroom "Beach House." Chalets are categorized into "Premium" and "Standard" classes, with one, two, and three-bedroom options.

The project's master plan is based on a terraced design across six levels, with elevations ranging from 20 to 42 meters above sea level. This structure enhances sea views and ensures a high degree of privacy for residents. The terraces are designed to create a natural transition, connecting residential units with facilities, services, and green spaces, reflecting Al Ahly Sabbour's commitment to creating integrated, sustainable communities.

The project's development plan includes a comprehensive suite of amenities and recreational facilities. These include a commercial area, a hotel, a 1,000-meter running track, a sports zone, a health club, a restaurant complex, swimming pools, and sports fields covering 40,000 square meters. Additionally, water features are integrated throughout the project, ensuring that every residential area has an exceptional view.
