NUCA offers land for medical project worth EGP 51.5M

The New Urban Communities Authority (NUCA) has offered a new plot of land for non-residential investment, within the investment opportunities category of less than 5 acres.

According to data published on the NUCA website, the plot will be allocated for a medical project within the fifth residential district (R5) in the New Administrative Capital. The plot covers an area of ​​3,846 square meters, and the contract price per square meter is EGP 13,410, bringing the approximate total price of the plot to EGP 51.5 million.

The NUCA stated that the reservation fee has been set at 10% of the total value, with the applicant company committed to paying up to 15% within one month of notification of allocation approval. This is in addition to a 1% administrative fee and a 0.5% contribution to the Board of Trustees.

Construction requirements on the offered plot include that the building area not exceed 40% of the total land area, with a 6-meter setback on all sides. A building consisting of a basement, a ground floor, and two floors is also permitted. Full compliance with the requirements of the Ministry of Health, Civil Defense, and Environmental Affairs is required, as well as the provision of parking spaces within the land boundaries in accordance with the Egyptian Garage Code and its amendments.

The Authority grants an implementation period of up to three years from the date of receipt of the land plot. The remaining land price must be paid in six equal semi-annual installments in Egyptian pounds, the first of which begins six months after the date of payment of the down payment. The installments are subject to the prescribed financial burdens, which include the interest announced by the Central Bank of Egypt at the time of notification of approval, in addition to 2% according to the instructions of the Ministry of Finance, and 0.5% administrative expenses.
